Repair Responsibilities

Ash-Shahada’s Responsibility 

Ash-Shahada is responsible for ensuring your home is safe, secure, and maintained in good repair. This includes the upkeep of the structure and exterior of the property, as well as essential installations. Specifically, our responsibilities cover: 

  • Drains, gutters, and external pipes 

  • The roof 

  • External walls, doors, windowsills, window catches, sash cords, and window frames, including necessary external painting and decorating 

  • Internal walls, floors, ceilings, doors, door frames, hinges, and skirting boards (excluding internal painting and decoration) 

  • Chimneys, chimney stacks, and flues (excluding chimney sweeping) 

  • Pathways, steps, and other means of access 

  • Plasterwork 

  • Integral garages and storage areas 

  • Boundary walls and fences 

We are also responsible for maintaining and ensuring the proper working order of installations provided by us for: 

  • Space heating, water heating, and sanitation 

  • The supply of water, gas, and electricity 

  • Basins, sinks, baths, toilets, flushing systems, and waste pipes 

  • Electrical wiring, including sockets and switches 

  • Gas and water pipes 

  • Water heaters, fireplaces, fitted fires, and central heating systems 

Tenant’s Responsibility 

As a tenant, you are responsible for the repair, replacement, or provision of the following items: 

  • Any repairs or replacements required due to damage caused by you, members of your household, or visitors 

  • Sink plugs, chains, WC pull chains, handles, seats, and tap washers  

  • Bleeding and venting of radiators  

  • Internal door latches, handles, bolts, locks (if keys are lost), cupboard handles, and hinges 

  • Internal window glass, window fasteners, and easing windows after internal painting  

  • Draught excluders  

  • Floor tiles (unless affected by rising damp or defective floorboards)  

  • Easing and adjusting doors, gates, hinges, catches, clothes posts, lines, and fittings  

  • All internal woodwork repairs (excluding defective floorboards, banister rails, and fair wear and tear)  

  • Clearing blockages in toilets and wastepipes within individual dwellings (excluding flats, maisonettes, and shared drains)  

  • Fitting and replacing plugs and fuses in electrical equipment  

  • Replacing light bulbs, fluorescent tubes, fuses, and batteries as needed  

  • Internal decoration, including minor cracks and any damage caused by tenant-related flooding (e.g. from an overflowing bath or washing machine)  

  • Maintenance and repair of washing machines and any attachments  

Additional Tenant Responsibilities 

We kindly ask tenants to: 

  • Report Repairs Promptly: Notify us immediately of any disrepair or defect that is our responsibility and confirm in writing as soon as possible. The landlord is not liable for issues that are not reported.  

  • Prevent Legionella Risks: Help minimise the risk of Legionella by keeping showerheads and taps clean, not adjusting boiler temperatures, and running taps after long periods of inactivity.  

  • Prevent Freezing Damage: Take reasonable precautions during cold weather to prevent pipes from freezing, including keeping the property adequately heated. Tenants may be liable for damage caused by failure to do so.  

  • Maintain Property Condition: Keep the property and its contents in good, clean condition and repair, as they were at the start of the tenancy (excluding fair wear and tear).  

  • Clear External Obstructions: Where safely accessible, keep drains, gutters, and pipes free from leaves and debris.  

  • Maintain Outdoor Areas: If applicable, keep gardens, patios, paths, balconies, or terraces neat and tidy. This includes sweeping, weeding, and maintaining lawns, trees, and shrubs. Do not alter the garden layout.  

  • Clean Windows: Keep windows clean inside and out where safe access is possible, to prevent damage to glass panes.
